Terms & Conditions


Terms & Conditions:

The following terms and conditions apply to your booking and form the terms of a legally binding contract between us and you.

The person whose name appears on the Booking Form agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let set out below.


The price payable includes accommodation for the number of nights/persons stated on your booking. The number of persons occupying the property must not exceed the maximum number stated on the booking.

Booking price includes bedding, towels, electricity, gas and normal cleaning charges. This is based on 6 persons in 3 bedrooms.


A deposit, to the equivalent of the first night’s stay will be taken within 14 days of booking the property.


We accept most major credit cards.



We operate a 14 day cancellation policy. You have up to 14 days prior to your arrival to cancel without charge. After this period you will be charged the full amount of your stay.

Any bookings made within 14 days of arrival must be paid in full at time of booking. If a payment has not been received within 14 days we will cancel your booking without further notice.

In the event of a no show we reserve the right to charge the full balance due for the whole of your booking.

In the unlikely event that we are forced to cancel your booking, we will attempt to offer you alternative accommodation. If we cannot find accommodation or it does not suit your needs we will refund any monies we have received. We accept no liability for finding alternative accommodation.

It is recommended that you take out travel insurance which provides for cancellation cover.

If you for whatever reason choose to depart sooner than the planned departure date we reserve the right to charge the full amount stated in the confirmation.

All cancellations must be made and confirmed in writing/email.


Your booking will be completed when we acknowledge receipt of your booking request and deposit. Prior to that the booking will only be regarded as provisional.


Normal Check-In times are between 2.00pm – 8.00pm. Should you require a later check-in time please contact us before booking. We may charge a £30 fee for late check-in.

The property must be vacated before 10.00am unless previously agreed.

We will contact you prior to your arrival to make arrangements for checking in. None of our properties are manned. If you are traveling or going to be out of contact please let us know your ETA.


We will take a deposit on arrival to cover for the unlikely event something is broken.


Smoking inside the property is not allowed.


No liability shall be accepted by us for loss, damage or theft of personal property belonging to guests, either in the property or in/to cars, bicycles or other vehicles left on the property. Nor shall liability be accepted by us for accident or injury to guests, either within the property or outside.

We ask you to respect the neighbourhood, all our properties are in residential areas.

Should a complaint be made regarding the behaviour in our properties we reserve the right to terminate the rental without notice and without refund, as this is unfair to other guests and neighbours.

Excessive noise or partying will not be tolerated and will result in ejection from the property. Home entertainment equipment, musical instruments and similar equipment must be used in away not to cause annoyance to other guests in adjoining properties.

Please do inform us as soon as possible if you have a complaint with your accommodation or if you find that anything is faulty within the accommodation that needs our attention, so that we can assist and repair or make alternative arrangements. Due to the limited period of hire, it may not be possible to repair such items during the period of hire.
